What Arriendo al Día is
Arriendo al Día is a record-keeping and calculation tool for landlords who manage their own rentals. It is not legal or tax advice.
Free tools
The rent increase calculator and the receipt generator are for information only. Check the results against your lease and, if needed, with a lawyer. They don't assume the rules of any state or city: you enter the numbers that apply to your rental.
Your responsibility
You are responsible for the information you enter and for how you use the documents you create. Use your tenants' details only to manage the rental.
Your account
You sign in with your email and password. When you create your account, you confirm your email with a link we send you. Keep your password safe and don't reuse one from another site. Protect access to your email too, because it can be used to create a new password.
Reminders and messages
Email reminders and ready-to-send WhatsApp messages are there to help: you send the messages yourself from your WhatsApp, and an email can be delayed or not arrive. Keep an eye on your due dates in your dashboard.
Acceptable use
Don't use the site for anything illegal or to send automated requests in bulk. We limit repeated use to prevent abuse.
Availability
We offer the free tools as they are. We may change, improve or discontinue them.
Plans and billing
The Free plan covers 1 rental with an active lease. The Pro plan covers up to 10 and costs what our pricing page says, in US dollars.
Payments are handled by Polar, which acts as the merchant of record and collects any sales tax that applies. Your plan renews automatically every month or every year until you cancel it.
You can cancel at any time from the Plan screen. You keep Pro until the end of the period you paid for, then you move to Free without losing your data.
If a payment fails, we email you and you have 7 days to update your card. After that, your account moves to Free without deleting anything, and leases over the limit become read-only: you can see and end them, but not record payments or edit them.

Leaving
You can stop using Arriendo al Día at any time. In Settings you can download a copy of your data and delete your account, which deletes all your data. If you have the Pro plan, cancel it first on the Plan screen.
